First Time Home Buyers



Congratulations! Buying your own home is one of the most exciting times in your life and the smartest financial decisions you will ever make. Whether this is your first home purchase or your twentieth, you probably want:

So how do you accomplish this and where do you start?

If you do what most people do, you start searching the local newspapers, real estate magazines, and the Internet to find your dream home. After a week or two of searching, you may find some homes that look promising, so you drive by each one of them. You see a dozen or so that are in great neighborhoods and the outside of the homes are absolutely gorgeous. So you make appointments with the sellers and then go back to view the inside of each home.

Ok, it's been a month or two and you finally found "the one", so you decide to make an offer. You negotiate with the seller, agree to a price, and, after another week or so, you sign a contract and put up a couple thousand dollars in earnest money. You're so excited and you tell everyone you know that you have finally bought a home.

Or have you?

You finally call a mortgage broker, fill out the application, provide reams of paperwork to prove everything you wrote in your application. But a week or so later you still haven't heard from the lender, so you give them a call. That's when you find out that everything is falling apart. The payment is too high, the down payment is too high, the lender tells you that the home is too expensive, that something on your credit needs to be taken care of before they will approve the loan, or a dozen other issues pop up.

Now what? Are you legally obligated to buy the home? Do you get your earnest money back? Will you need to hire an attorney? If so, how much will that cost?

The whole process can be scary if you don't know what you're doing and don't have the best representation. So how can you reduce the stress and avoid wasting so much time and money?

Here are the first couple of steps...

Step #1

The first step is to find a professional real estate agent to represent you and your best interests, someone who is friendly and easy to get along with, knows the area and the real estate market like the back of their hand, and has the experience to find the best homes and negotiate the best price and terms for you. Most importantly, you need to find an agent who will be 100% honest with you, someone who will tell you the good and the bad, even if it means they will lose sale.  You are not a commission check; you are a person who deserves to make informed decisions every step of the home buying process. And you can only do that if your agent gives you ALL of the information you need.

Step #2

The second step is to find out how much you can comfortably afford.  If you're paying cash, then you already know, but if you're getting a loan then you should speak with a loan officer or mortgage broker now. They will ask some questions, have you fill out a form or two, and they will check your credit. Then they will enter all of your information into their computers and print out a pre-approval letter. This letter will include the highest amount they are willing to lend.

Congratulations!  When you receive your pre-approval letter, you have been pre-approved for your loan.

This step is very important for several reasons.

Once you are pre-approved, you can shop for your new home with confidence, knowing that you won’t have any problems getting the loan and you won't waste a lot of time looking at houses that you can't afford.

Likewise, one of the biggest fears that a home seller has is that they will show their home to a buyer, enter into a contract, prepare to move, pack up the truck, and then find out that the buyer can’t qualify for a loan.

When we provide a copy of your pre-approval letter to a seller, the letter makes the seller feel more comfortable and will add more power for us to negotiate the best possible price and terms for you.

Many of the best homes can have several offers on them at the same time from different buyers. Often, the buyer who can show the seller that they are already approved for the loan will get the house.

The bottom line is that getting pre-approved for your loan first means stress-free home shopping AND more leverage during negotiations.

You can use any lender you wish, but we strongly recommend that you check with our in-house mortgage company. They can often meet or beat the interest rate and pricing of other lender, plus you will never be at the mercy of some outside company – waiting around helplessly trying to find out the status of your loan from some mysterious unknown person.

The home buying process is quite complicated, and nothing will throw a wrench into things faster than a mortgage company that drops the ball...and, unfortunately, many of them do.

Step #3
